Three per-square-foot tiers, a lot-price guide for the communities we build in, the standard inclusions list — and the honest 'what's not included' beside it. Custom homes can be predictable; the budget conversation should not be the surprise.

Per-square-foot tiers

Three tiers, plainly stated.

Pricing is on land already owned by the client. Each tier is the all-in cost of construction — design, project management, materials, trade labor, and warranty. Lot, soft costs, FFE, and landscaping are separate and are listed below.

Architect-led design + build with our base specification — KitchenAid appliances, Andersen 400 windows, quartz countertops, engineered hardwood, Hardie + stone exterior, standing-seam metal roof.

Premium Finish

Heritage

$825 / sq ft built

Our most-selected tier. Sub-Zero / Wolf appliance package, 8" wide-plank wood floors, Sierra Pacific wood-clad windows, custom millwork front door, Lutron whole-home lighting.

Empire Pass / Promontory / Red Ledges homes 5,500–7,500 sq ft with welcome-room finishes our buyers ask for by name.

Bespoke Architectural

$1,100+ / sq ft built

No catalog. Materials sourced one-off — quarry-direct stone, reclaimed timber, European window systems (Schüco / Reynaers), hand-poured concrete. Full-time on-site Interior Designer through close-out.

7,500+ sq ft, ski-in/ski-out parcels, generational homes where the materials become the brief.

Interior systems

  • Spray-foam wall + roof insulation, R-49 ceiling, R-23 walls
  • Two-stage gas-furnace HVAC with whole-home humidification
  • Two-tank hot water with recirculation loop, instant hot at every fixture
  • Hard-wired smoke + CO detection, sprinkler suppression as required
  • Lutron Caseta or RadioRA whole-home lighting (Heritage tier+)

Structural + foundation

  • Engineered I-joist floor and roof framing, 2x6 exterior walls
  • Full poured-concrete basement with 9-foot ceiling and walkout where lot permits
  • Code-engineered seismic / snow-load framing for Summit + Wasatch counties
  • Radon sub-slab depressurization rough-in at every build

What is not included.

Plainly listed so the contract conversation isn't where you first see this. None of these are unusual; all are itemized line by line at Design Development sign-off.

  • Land acquisition and any related closing costs.
  • Soft costs paid to third-party engineers (geotech, civil, structural-of-record stamp fees) — typically $18K–$45K depending on lot.
  • Furniture, window treatments, art and accessories (FFE).
  • Landscape beyond ten feet from the foundation, irrigation, lawn install, exterior site lighting, fencing, retaining walls past the building envelope.
  • Utility tap fees (water, sewer, gas, electric) — vary by jurisdiction, $4K–$28K.
  • HOA initiation, transfer, design-review-board, and impact fees specific to a community.
  • Permitting / plan check fees paid to Park City, Summit County, or Wasatch County.
