Financing a custom home is not a mortgage — it funds in stages, against verified progress, over an 18-to-24-month build. Here is exactly how it works on an Alder & Stone project, and how we make the money side as open-book as the construction side.
Five steps
A construction loan tracks your build phase by phase. Each stage funds only after the work is verified — protecting you, and keeping the budget honest.
Before design begins, a construction lender confirms the project size you can carry. We share the tier pricing ($625–$1,100+/sq ft) so the pre-qual is anchored to a real Alder & Stone number, not a guess.
Around month seven, once the design and the Construction Cost Estimate firm up, we introduce you to our short list of portfolio lenders. You compare terms; we translate the construction jargon.
The lender orders a subject-to-completion appraisal against the plans and the Wasatch Back comp set. You close once, lock your rate with an extended-lock rider, and the draw account opens.
We request draws at each milestone with full line-item backup. An inspector confirms percent-complete; the lender funds. You approve every draw in the shared Procore budget before it is released.
At C-of-O the loan converts to your permanent 15- or 30-year mortgage — no second closing. You hold the keys; the construction facility is closed out.
