Red Ledges is the Heber Valley's most established golf-and-lifestyle community, and our most active community outside Park City. Nine finished homes, three building now, a relaxed family-oriented buyer base, and an HOA that's run with a light touch.
Why we build here
Red Ledges is where many of our Park City clients quietly ended up when they decided to trade peak-season traffic for a 25-minute drive over Jordanelle. Nine finished homes here, three actively building, and consistent year-over-year buyer demand. The community's selling points are concrete: Jack Nicklaus signature golf course, on-site tennis and equestrian, a serious clubhouse program, and views east across the Heber Valley to the Wasatch peaks.
The Red Ledges design vocabulary leans mountain-modern with traditional underpinnings — Douglas fir timber accents, dimensional stone bases, deep-shade roof overhangs, and walkout daylight basements where the lot grade allows. The HOA reviews submissions but operates with a light touch; the typical permit + ARR cycle is 6–8 weeks total. The 5.5-acre community master plan gives buyers room to spread out without the strict setbacks at Empire Pass.
Where Red Ledges is most attractive: lot prices ($695K to $1.85M) buy more land than the same dollar at Empire Pass or Old Town, the elementary school is a 6-minute drive, and the on-site activity calendar makes it a year-round community rather than a ski-season one. The trade-off is that Park City is a 25–35 minute drive depending on resort traffic, which is meaningful if you have school-age kids commuting to Park City Mountain.
