Why we build here
Promontory is the gated golf and outdoor club community where most of our 6,500+ sq ft commissions land. Eleven finished homes, three more in active construction, and one of our highest portfolio concentrations in a single community. The reason is structural: lot sizes of 0.7 to 4.7 acres allow programs we couldn't fit in Park Meadows or Old Town, and the design review committee — staffed by full-time professionals rather than rotating homeowner volunteers — operates with a published guide and a one-meeting cadence.
The buyer profile here skews toward generational family homes: parents and grandparents building a multi-generational compound, often with a guest suite, a separate au-pair quarters, and a finished basement with a games room, bar, and home theater. The most-built program is 7,500 sq ft, 6 BR, 8 BA, three-car heated garage with a fourth bay for outdoor equipment, and a full outdoor kitchen on the south-facing deck.
Where Promontory is challenging: trail and golf-course setbacks are strict, the HOA controls everything from exterior paint to mailbox finish, and you're paying $1.4M to $3.8M for the parcel itself. The trade is that you're building inside one of the most amenitized communities in the Wasatch Back, with a buyer pool that's deep enough to support resale even at the high-end of the range.
