Park Meadows is where many of our Park City clients land. Mature lots, established utilities, an HOA that's predictable, and a 10-minute drive to Old Town or Deer Valley. Fourteen finished Alder & Stone homes here over the last decade.

Why we build here

Park Meadows — the established Park City address.

Park Meadows is the community we know best inside the Park City limits. Fourteen finished homes since 2014, several whole-home renovations of the original 1980s spec houses, and one new-build subdivision delivery for a multi-family client. The lots are 0.4 to 0.8 acres, established water and sewer, and the design review board operates with a published list of what's allowed — the conversation is collaborative rather than adversarial.

The neighborhood character has shifted noticeably in the last five years: the original cedar-and-stone aesthetic still anchors the community, but newer builds lean mountain-modern with deeper roof overhangs, dimensional stone wraps, and steel-and-glass primary entries. Our most-built program here is a 4,500–5,500 sq ft 5-bedroom with a three-car garage, walkout basement where the lot grade permits, and an outdoor living room with a four-season fireplace.

Where Park Meadows is most attractive to our clients: predictable permit timelines (typically 8–10 weeks with Park City), a school catchment most families want, and resale liquidity that's been steadier than Empire Pass or Promontory across recent market cycles. The trade-off is lot acquisition cost relative to lot size — you're paying $895K to $1.6M for under an acre.
