Midway — the distinctive Heber Valley town.

Midway is the Wasatch Back's most architecturally diverse town. The Swiss-influenced 1860s main street is on the National Register; the perimeter sits in 1- to 10-acre agricultural parcels with water rights and historic horse-property pedigrees. Six finished Alder & Stone homes here over the last twelve years — including one working horse property with a 12-stall barn, two main-street rebuilds inside the historic district, and three agricultural-perimeter custom homes.

Permitting in Midway runs through Wasatch County rather than a community HOA, which is by design — buyers come here precisely because the design vocabulary isn't pre-defined. Historic-district properties face stricter review (we've worked with the Midway Historic Preservation Commission on facade, roof pitch, and window divided-lite patterns), while agricultural perimeter lots are essentially unconstrained beyond standard county code.

Where Midway suits a buyer: working land or animal programs (horses, hobby farm, vineyard), aesthetic freedom that Park City's HOAs don't permit, and a property tax base that's meaningfully lower than the Summit County communities. The trade-off is distance — Park City is a 20-minute drive in summer, 35–45 minutes in peak ski season — and slower utility build-out: not every lot has municipal water or fiber, and septic + well is common.
